Why Monthly Maintenance Matters in South Florida

South Florida’s environment is tough on exterior metal systems. Salt air, humidity, heavy rain, hurricane exposure, pool chemicals, daily use, and vehicle impact can quickly turn small issues into expensive repairs.

Common problems include rusted anchors, loose railings, sagging gates, leaning fence sections, damaged bollards, coating failure, pool-deck corrosion, and storm-related damage.

Monthly maintenance helps property managers catch these issues early, document visible concerns, plan repairs, and reduce the chance of emergency repair situations.

Monthly Maintenance + Included Service Hours

Instead of only getting an inspection report, each plan includes dedicated monthly service time for minor repairs and adjustments. This allows small issues to be handled during the visit before they turn into larger repair projects. Each plan includes monthly service hours for minor repairs and adjustments, helping your property address small issues before they become costly repairs.

  • Starting at $750/month
Includes 3 hours of monthly service time

Best for smaller properties or properties with limited fence, gate, railing, or exterior metal areas.

Included service time may be used for practical minor repairs and adjustments such as gate adjustments, tightening hardware, minor hinge/latch work, loose component adjustments, small touch-ups, and basic fastener replacement.

  • Starting at $1,450/month
Includes 5 hours of monthly service time

Best for condos, HOAs, retail plazas, commercial properties, and properties with regular gate, fence, railing, or site metal issues.

This is the best value for most managed properties because it combines monthly inspection, documentation, repair recommendations, and enough included service time to address common maintenance issues during the visit.

  • Starting at $2,950/month
Includes 8 hours of monthly service time

Best for larger properties, coastal properties, high-traffic properties, parking garages, and buildings preparing for inspection, budgeting, or repair planning.

This plan provides the most proactive support, with expanded service time, priority scheduling, photo documentation, repair planning, and preferred scheduling for larger repair work.

Helping Older Buildings Get Ahead

Many older South Florida buildings are approaching recertification, milestone inspection, insurance review, reserve planning, or board-requested maintenance review cycles.

Gridline’s maintenance plan does not replace a licensed engineer, architect, or official building inspection provider. However, it helps property managers document visible metal, fence, gate, railing, and exterior metal concerns before they become larger repair issues.

This helps with:

  • Maintenance history

  • Board meeting preparation

  • Budget planning

  • Repair priority lists

  • Early identification of visible concerns

  • Planning repairs before formal reviews or emergency conditions

Repair When Possible. Replace When Necessary.

Some issues can be corrected with adjustment, reinforcement, hardware replacement, welding, or localized repair. When repair is no longer the right solution, Gridline can provide replacement support through field measurements, fabrication, coating coordination, installation, shop drawings, and engineering coordination when required.

We are not just a repair vendor. We are a metal and fabrication company.
